招商地产上半年销售额仅为全年目标40%

-From Yahoo China on July 27,2010 受房地产新政影响,许多房地产企业上半年销售业绩并不理想,这让不少地产大鳄2010年全年预售目标面临打折。招商地产(000024.SZ)昨日发布的半年报显示,该公司上半年房地产开发销售为61亿元,仅完成全年销售目标的40%。 招商地产(18.42,-0.10,-0.54%)董秘刘宁称:“完成全年150亿元的销售目标存在一定难度,但目前并不会调整销售目标,下半年将加大销售力度。” 下半年冲刺销售量 根 据半年报,招商地产上半年实现营业收入69.8亿元,同比增长142.76%。其中房地产开发销售额61亿元,同比增长188.77%。但毛利率为 42.76%,比上年同期下降5.19%。招商地产认为,报告期内结算面积增加导致房地产销售业务的收入和成本同比大幅增加,但因房地产销售业务成本增幅 大于收入增幅,因此报告期内毛利率同比有所减少。 从销售项目来看,招商地产上半年在11个城市推出了包括上海雍华府二期、苏州小石城三期等 21个精品楼盘,销售面积28.75万平方米,签约销售金额42.30亿元;公司于上半年新开工9个项目,建筑面积67万平方米,扩充土地储备46万平方 米,总储备超过1000万平方米。 5月份,因受经济环境和政策变化影响,公司股价大幅下挫,招商地产成为内地上市房地产企业中首家撤销再融资方案的公司,公司50亿元增发募集资金计划夭折,招商地产不得不采用企业自有资金满足项目发展需要。因此,公司下半年通过销售回款方式以增加资金的压力仍然不小。 刘宁表示,招商地产今年上半年的推盘量不大,全年的货量大概60%计划在下半年,而这其中在深圳的销售任务占全公司的三分之一。 同时,招商地产净利润出现大幅增长。公司此前公布的业绩预告显示,今年上半年预计实现净利润10亿元,同比增长100%,主要原因是上半年结算资源较多,而且受益于去年房地产市场量价齐升使得今年结算的毛利率提高。 也 有市场人士质疑,经历了2009年爆发式的增长之后,招商地产是否后继乏力。中国房产信息集团联合中国房地产测评中心7月份共同发布了《2010年中国房 地产企业上半年销售排行榜》显示,2010年上半年招商地产销售额甚至跌出了“TOP20”,而该公司在2009年上半年以74亿元的销售额位居该排行榜 的第11位。 拿地速度不降反升 值得关注的是,在定向增发申请撤回之后,招商地产的拿地速度不降反升。继早前7月初在株洲拿下一商业地块后,招商地产子公司广州招商房地产与会德丰置业7月20日通过挂牌方式,共同取得位于佛山市南海区一地块。 三天前,广州招商房地产与会德丰置业同样通过挂牌方式,共同取得位于佛山市南海区一地块。 刘宁表示,招商地产现在拿地更频繁,但因为项目要有高、中、低端住宅,要有商业,甚至其他的,要符合开发城市综合体的大致定位,招商地产需要一些规模大的地块。“现在流拍频出,我们觉得土地市场的价格还没到位,还需要进一步看看。” 再往前追溯,6月30日,招商地产控股子公司漳州招商房地产通过挂牌方式取得福建漳州开发区一地块,成交总价为9000万元。 从 这些地块的区域特点来看,招商地产更多的是在二三线城市拿地,因为二三线城市不但地价相对便宜,且受地产新政影响程度较小。在拿地策略上,招商地产对于价 格不高的小幅地块往往选择独自竞拍,而对于价格高达几亿元,甚至数十亿元的地块,招商地产则倾向于与其他开发商联合竞购。

新版合同条款存争议 经销商欲向雅芳讨说法

From Yahoo China on July 13, 2010 在国内第一家拿到直销牌照的雅芳正经历着前所未有的阵痛。雅芳目前在一些城市进行全直销试点,并将在近期出台关于直销员的提成比例等政策。但这一举动引起经销商不满。据悉,目前全国已有几十家经销商联合起来准备向雅芳讨说法。 “雅芳就是要用霸王条款逼着专卖店关门,但又不给专卖店任何赔偿,以实现其向全直销转型的目的。”昨天,江苏的雅芳经销商周锦辉情绪激愤地对记者说。 虽然在中国第一家取得了直销牌照,但是雅芳在中国的业务发展却一直不顺利,一季度在中国亏损高达1000万美元。为提振中国区业务,从今年5月开始雅芳计划开始由“复合模式”向“直销为主”的转变。 新版合同条款存争议 今 年雅芳与专卖店的最新合同文本和去年不同。2010年6月新出台的合同文本已经更名为“雅芳服务网点授权经营合同”。新合同文本规定,雅芳产品专卖店除了 可能作为雅芳产品经销商外,还将受雅芳委托成为直销服务网点,为雅芳直销人员和雅芳消费者提供服务,获得雅芳支付的相关咨询费、服务费及其他费用。 “表 面上看,经销商增加了服务费收入,但是新合同却存在很多霸王条款。”周锦辉说,比如“甲方可以不时修改或修订对雅芳服务网点经营范围的要求。”“如果乙方 在甲方规定的时间内未达到甲方规定的销售指标,甲方有权提前终止乙方经营授权业务的资格。”(甲方指雅芳,乙方指经销商)。 “合同就像个隐形炸弹,签署的最终目的还是缩减专卖店。” 周锦辉告诉记者,现在吉林、辽宁、山东等地的经销商也对雅芳的新约意见很 大,大家准备集体维权,为经销商争得更多的权益。不过他最后还是跟雅芳续了约。“不续约就成了黑店,怎么维权?不续约自己囤的几十万元的货雅芳一分钱都不 给退。这6000家店铺让雅芳很头疼,你不续约它求之不得。” 未来专卖店或将被架空 广州 一家专卖店销售人员告诉记者,雅芳虽然有号称100万的直销员,其实这些直销员大部分都不活跃,多数是雅芳产品的使用者而已。这些直销员都挂在专卖店下 面,通过专卖店订货,公司给专卖店9.8%的返利,专卖店去拿货可以拿到6折多的折扣。但是按照现在雅芳试点城市来看,以后不管是经销商还是直销员拿货都 是7折,谁发展下线多,谁才有更多的折扣。 雅芳回应:大部分经销商已续约 对于经销商的疑惑,雅芳给本报发出的回应表示,6月份与经销商的续签如期进行,全国大部分的经销商都已进入续签流程。 一 位不愿意透露姓名的雅芳员工告诉记者,经销商说的囤货问题其实是经销商自己酿的苦果。一些经销商为了冲业绩,拼命拿货,以获得雅芳奖励。甜头自己尝到了, 现在却要求公司退货。该人士还告诉记者,雅芳现在在全国拥有6000多家加盟店和1000多家专柜,雅芳的产品销售主要都通过这些渠道,雅芳跟加盟店闹 翻,把这些店都关了,对公司并没有什么好处。 从事直销研究14年的直销专家胡远江表示,雅芳以往专卖和直销两条腿走路的方式不切实际,两种 销售模式在一起会打架,雅芳最终选择了直销。雅芳要大力发展直销,直销员势必对专卖店的客户资源进行掠夺,实际上就是对经销商独立经营权的削弱。但大规模 关店肯定会带来很多怨气,于是雅芳采取了有条件逐步放弃的方法,以达到削减店铺的目的。胡远江表示,雅芳要完成转型至少需要三到五年的时间。 (来源:广州日报)
